Hi, I'm Tom. I've spent years looking after properties across the Wirral and Chester. A lot of that started out as domestic maintenance, the everyday repairs and upkeep that homeowners need, and over time, more and more of it became holiday lets and rentals. Owners kept asking if I'd take the whole property side off their hands between guests, and that's grown into the bulk of what I do now.

Changeover Cleaning
The guests are gone, you've got a few hours on the clock, and the next lot are already on their way. We get in, strip the beds, sort the bathrooms, run round with the hoover, empty the bins and give the whole place a proper once-over so there's nothing left for the new arrivals to find.
Repairs and Emergency Call Outs
A dripping tap, a boiler that's packed in, a list of little jobs that's grown all season. We sort it. And when something goes wrong on a Friday night with guests already settled in, you ring and we come out straight away.
Garden Maintenance
A bit of routine upkeep so the front of the place doesn't let the rest of it down. The grass gets cut, the hedges kept in check and the paths cleared. Out near the coast the sea air is hard on a garden, so things need staying on top of more than most people expect.
Safety Checks and Compliance
We arrange your gas and electrical inspections and keep track of when they fall due. A lapsed certificate is a fine waiting to happen, so we make sure that it's one less date for you to remember.

Questions owners ask
Do you take one-off jobs or only regular work?
Both. Some owners want a standing changeover slot, others call when something specific needs doing. Either is fine.
What happens if something goes wrong while guests are staying?
You call and I come out. Emergencies with guests in the property go to the front of the queue, because a bad night for them is a bad review for you.
Do you handle the bookings and guest messaging?
No, that side stays with you or your agent. My side of Wirral property management is the property itself, the cleaning, repairs, garden and safety checks. Most owners are glad to keep the guest contact themselves and pass the rest over.
I don't live nearby. Can you still help?
Most of the owners I work with don't live local, and some are abroad. You get an update after every visit so you always know the state of your place, and the day-to-day stays with me.
How do I know my property's in safe hands?
Fair question when you're handing over keys to an empty place. I'm fully insured, and I'm the only one who holds your keys unless you say otherwise. You'll always know who's been in and when.
What if I'm not happy with something?
Tell me and I'll put it right. I'd rather you flag it than stew on it. For a business my size, a happy owner who recommends me is worth far more than cutting a corner.
How often will you visit my property?
That depends on how it's let. A busy holiday let might need a visit between every guest, a quieter one far less. We work out a rhythm that suits your bookings, and it can flex through the seasons.
Do you charge a call-out fee?
No charge for me to come and look at the property and talk through what you need. You only pay for work we've agreed.
